Why Parkland homes get mold & water damage

We handle mold remediation and water damage restoration across Parkland. Here's what usually causes it.

Attic air handlers and condensate lines

Nearly every two-story house in Parkland keeps its air handler in the attic, which puts a pan full of condensate directly over finished ceilings almost every day of the year. When the drain line clogs, the first thing under it is drywall, and the growth starts on the side you can't see.

Second-floor leaks travel down

These are big houses with three, four, five bathrooms and long runs of supply line upstairs. A slow leak on the second floor doesn't stay on the second floor — it soaks the ceiling below and shows up in a room nobody would connect to it.

Tile roofs over hot attics

Barrel and flat tile roofs move water sideways under the tile before it ever finds a way in. What gets past the underlayment tracks along the deck and drops somewhere else entirely, so the stain on the ceiling is rarely under the actual failure.

The late-90s and 2000s build-out

Heron Bay, Parkland Isles and the communities that followed put up most of the city's housing stock between the mid-1990s and the 2000s. Those homes are now twenty to thirty years old, still running their original water heaters, supply lines and AC equipment.

Older estate homes in Pine Tree Estates

Parkland's original acre-lot neighborhood goes back to the 1970s, with custom homes, additions built on over the years, and no HOA looking over anyone's shoulder. Older plumbing and older roofs on big square footage means more places for water to get in quietly.

Wetlands to the west and a high water table

Parkland runs right up against the Everglades on its western edge, and the city was planned around keeping that green. All that water next door keeps humidity high year round, which is what turns a small wet spot into a mold job instead of a stain that dries out.

FAQ

Frequently asked questions

How fast can you get to my home in Parkland?

We're based in Boca Raton and Parkland is right over the county line, so it's a short run for us. We answer 24/7 and aim to be on-site the same day, often within a couple of hours. With water and mold, how fast it gets contained decides how much of the house you lose, so we don't sit on emergency calls.

There's a water stain on my ceiling under the AC. How bad is it?

Usually bigger than it looks. A stain under an attic air handler almost always means the condensate line has been leaking slowly for a while, and the back side of that drywall has been wet the whole time in a warm attic. By the time it reaches the paint there's normally growth on the concealed side and often on the framing above it. It's worth opening up and looking before anyone patches it.

Do you have to cut into my ceiling to find out?

We start with a moisture meter, not a saw. If the readings say the wet area runs past what's visible, we make small exploratory cuts to see the concealed side before committing to anything larger. Those cuts are deliberate and minimal — the alternative is guessing, and guessing is how a ceiling gets closed up over active mold.

How much does mold remediation cost in Parkland?

Most jobs land in the low thousands, depending on how much area is affected and how far the moisture spread above the ceiling or behind the walls. A small contained spot might be a few hundred dollars; a larger multi-room job runs higher. You get an honest, upfront estimate after a free inspection, and we only recommend what's actually needed.

Will my insurance cover an AC drain line leak?

It depends on how it happened. Sudden, accidental damage is typically covered; a line that's been weeping for months often falls under maintenance and gets denied. We photograph and document everything the way adjusters expect and we'll tell you straight which side yours looks like before you file.
